December Mortgage Rate Forecast

The Trump Effect What a difference a few months can make. Early in the fall the Federal government made sweeping changes to mortgage qualification rules, the most prominent being the requirement that all insured homebuyers qualify at the posted 5-year fixed rate. The change in qualification rules for homebuyers means that the posted 5-year rate has become much more binding and will now have a more immediate and impactful effect on mortgage demand than in the past. Additionally, less publicized changes such as eliminating the availability of insurance on mortgages with greater than 25-year amortizations or potential default insurance risk sharing, are putting upward pressure on rates offered

Nelson Rural: New Listings vs. Solds in the Month of November

With the number of new listings and sales being down in the City of Nelson in November, the rural areas more than made up for the lack of activity in the City last month. Number of new listings were up from 12 in October to 14 in November. Number of homes sold were substantially up from 12 homes being sold in October to 23 being sold in November! But again, more homes are being sold than listed so buyers will need to act quickly when a property of interest becomes available.

New Listings vs. Sold Listings for Nelson in the Month of November

The number of new listings in the month of November for the City of Nelson has taken a dramatic nose dive. Only 4 new listings were reported in the City in November 2016 compared to 14 in October. Number of sales in Nelson remain fairly steady with 17 sales reported in October and 16 in November. What does this mean to current buyers? They will need to be extra diligent in the next couple of months in their home search to find the right property.

The good times continue...Home sales recorded through the MLS® System of the Kootenay Real Estate Board came in roughly on par with year-ago levels for October 2016. 259 homes sold in October 2016, edging down 0.4% (one sale) on a year-over-year basis. Sales of all property types numbered 309 units in October 2016, up 8.4% from October 2015. On a year-to-date basis, home sales were up 15.5% compared to the first 10 months of 2015. Based on that, 2016 still remains on pace to be the best year for sales since 2007.
